Estate cleanouts

A whole house, handled with care.

What an estate cleanout with us actually looks like.

Most estate calls come from a son or daughter, an executor, or a realtor with a listing date. Sometimes the family has already taken what they want and had an estate sale. Sometimes nobody has touched the house yet. Either way, the job is the same: everything that isn't staying leaves, and the house is left swept and ready to show, sell or rent.

We've done 42 whole-house and property cleanouts around the Sacramento area, from single rooms up to two-day jobs. Some are a few rooms of furniture. Some take multiple truckloads. Every one of them started the same way: a walkthrough, a list of what stays, and a price the family agreed to before anything moved.

We move carefully. Before anything goes on the truck, we check drawers, closets and boxes, and set aside anything that looks personal: photos, papers, keys, jewelry, letters. You decide what happens to it. If you tell us what you're looking for, like a will, a title or a set of keys, we'll keep an eye out.

You don't have to be there the whole time. A lot of families live out of town. Walk us through once, tell us what stays and what goes, and we'll do the rest. Just make sure someone can let us in and lock up.

Before we start

How to get ready for the cleanout.

None of this is required, but it helps the day go smoothly.

  • Take what the family wants first. Label it, move it to one room, or tape a note on it. Anything unmarked is fair game.
  • Hold an estate sale first, if you want one. We're happy to clear whatever's left after it's over.
  • Tell us what to look for. Documents, keys, a specific piece of jewelry. We'll set aside anything personal regardless.
  • Share the deadline. Listing date, closing date, the end of the month on a rental. We'll plan the job around it.

The free walkthrough is where we go over all of this together and give you a price, so there are no surprises on the day.

Where it goes

Where the contents end up.

Estates have a lot of good stuff in them. About 45% of what we haul overall gets donated or recycled.

  • Furniture, housewares and clothing in good shape go to local donation centers when they'll take them.
  • Appliances and metal go to scrap recycling. We disconnect gas and electric appliances as part of the job.
  • Mattresses go through Bye Bye Mattress, and TVs and electronics go to e-waste recycling.
  • Everything else goes to the North Area Recovery Station in North Highlands or Kiefer Landfill in Sloughhouse.
  • Paint, chemicals and medications we can't take. We'll set them aside so you can take them to a county drop-off.
Pricing

How estate cleanout pricing works.

Free estimate, firm price, no hourly meter.

Every estate cleanout starts with a free walkthrough, in person or from photos. We look at how much there is, how many rooms and floors, and whether there's anything that needs extra work, like a piano, a hot tub or a packed garage.

Then we give you one price for the whole job. It covers the crew, the truckloads, the dump and recycling fees, and sweeping out the house at the end. The price is based on how much space everything takes up in the truck, not how long we're there.

If the job is bigger than one day, we'll tell you up front and schedule it over consecutive days so the house isn't left half done.

More than the house

The garage, the yard, the heavy stuff.

Estates rarely stop at the front door.

We clear garages, sheds and backyards as part of the same job, so you're not calling three different companies. We take down old sheds, haul yard debris, and remove hot tubs and pianos, including grand pianos.

If the house needs more than a cleanout, like a hoarding situation, see our hoarder cleanouts page. For a checklist you can work through before we arrive, read our guide on how to prepare for an estate cleanout in Sacramento.

Clearing a rental or a sold house that isn't an estate? That's a full property cleanout, and it works the same way.

Transparent pricing

The price you see is the price you pay.

Every cleanout gets a free on-site or photo estimate. Your price is confirmed before we lift a thing.

"Wow! The discard team did an amazing job clearing out the whole property. They are a legit full service junk removal team that offers property cleanout with top notch customer service in Sacramento! They were done in hours and the whole 2 story house was swept and cleaned. These guys are superhuman when it comes to removing heavy items like even piano removal, hot tub removal, and they even provided a shed removal service for an old shed in the backyard! We had no idea hire to get rid of all this junk by ourselves. We would totally hire again!!"

"Great experience with guys at discard junk removal. 2nd time using their services. Contacted last night hoping for an am pickup today before an open house. They were able to squeeze me in and even was able to load more of my junk that was not originally discussed. Very easy and will never hesitate to use them again."

"I highly recommend the team at Discard. I needed someone same day to remove a very heavy defective recliner from my Mom’s house with 10 steep steps because her new chair was being delivered early. Gabriel was super helpful explaining the process, and fitting me into their schedule at the last minute. They were also flexible and able to add some additional items at a great price. The team was super sweet and respectful, and in and out within the blink of an eye! I will definitely be using their services in the future! The new chair arrived 15 minutes after they left so the timing was perfect! Thanks Discard!"

Estate cleanout by Discard Junk Removal: bedroom full of boxes, furniture and mobility aids

A bedroom full of years

Job photo

A bedroom packed with boxes, furniture and mobility aids, the kind of room an estate cleanout usually starts with. We work through it room by room, haul everything out, and leave the space empty and swept, treating the home with the same respect we would want for our own family.

Bags staged at the curb

Job video

A long row of black trash bags staged at the curb of an apartment complex, ready to load. On a bigger cleanout, bagging and staging everything first lets the crew fill the truck quickly once it is in position, so the property is cleared in one go.
